Development Process

The site has been rezoned and approved for the development by the Town of Dillon.  Current approved
 plans are for a 4 story - 51 unit mixed use building with 48 condominium homes and 3 commercial
spaces.  The total project is 121,516 square feet with 65,652 square feet in condominiums and 7,898
square feet in commercial space.  The project features an underground parking garage and circular
drive residential entrance area.  The building will be one of the keystones in the redevelopment of the
downtown Dillon area.  The project has been wholeheartedly welcomed by the local population and
the Town of Dillon.  The preliminary architectural drawings, site plans, and civil improvement
drawings have been produced and approved by the Town of Dillon.

Al Lago Development site is approximately 1/4 mile off
of Highway 6 leading to Keystone Ski Resort.  Lake
Dillon Drive is the main street leading to Dillon. The
site is on the right hand side of the road on the way to
the Dillon Marina and the amphitheater.

New signege for the town has been installed at the
intersection of Hwy 6 and Lake Dillon Drive.

The site is in a key location in the Town of Dillon. The
community theater is located directly next door and a small
commercial group of buildings is located at 348 Lake
Dillon Drive.  Several restaurants are within two blocks of
the site.  The Dillon Amphitheater, which is on the shores
of Lake Dillon is 3 blocks away.  The amphitheater hosts
summer concerts and is an attraction for the whole county.
 The worlds highest Tiki Bar is within and easy walk from
the site. (The walk back may not be as easy...) the Tiki
Bar is located at the Dillon Marina which is the premier
deep water boating center for the county.  The Marina
host the Dillon Yacht Club which holds regattas almost
every summer week end.  The site is within 30 minutes of
4 world class ski resorts and less than 40 minutes to Vail's
ski resort.

A survey was completed by Range West Surveyors in March of
2007. Subsequent work by Range West has produced a civil plan
that meets the needs of the Town of Dillon and the Alpine Lake
Lodge.  The new building as well as the easements are shown on

This drawing shows the East Elevation of the Alpine Lake
Lodge building. The building has prominent frontage on
the Lake Dillon Drive for maximum curb exposure
and
appeal
to attract pedestrian traffic. The promenade on the
Lake Dillon Drive side is a covered walk way inviting to the
pedistrian.
The commercial space is limited to the Lake
Dillon Drive side of the building with
only 7898 square

Two additional

development w

Conclusion:
There are 11 drawings for the Alpine Lake Lodge plus all of the Planned Unit Development documents and maintenance agreements for the Town
of Dillon.  All are available electronically to a qualified buyer.  We also have a tabulated list of the "soft costs" associated with the Town of Dillon
and the Summit County Building Department.
